When do you need a garage construction drawing?
A new or replacement garage is a significant investment, and the municipality expects a complete set of construction drawings to assess the application for an environmental permit. Whether it concerns a free-standing garage, an attached variant or a replacement of an existing, maintained situation: the drawing shows how the garage relates to the home, the property boundary and the public space.
Common situations where a garage drawing is needed:
- A free-standing garage or workshop in the rear garden.
- An attached garage against the side or rear facade of the home.
- Replacement of an existing garage with a larger or more modern variant.
- Combination of garage with storage, hobby space or care annexe.
What does a garage construction drawing include?
A complete garage construction drawing consists of a floor plan, facade views of all sides, cross-sections through the structure and a site plan. The floor plan shows the layout of the garage, the position of the door and any windows, and the connection to the home or storage. The facade views show the heights, materials and colour schemes, because the aesthetic committee assesses these.
A cross-section provides insight into the structure: foundation, walls, roof structure and insulation. The site plan shows the garage on the plot, with distances to the property boundary and the public road. When the garage is attached to an existing property, the connection between old and new is worked out as a detail.
Permit, zoning plan and aesthetic requirements
A free-standing or attached garage is subject to a permit in most cases. The maximum surface area, height and distance to the property boundary are laid down in the Buildings (Living Environment) Decree and in the local zoning plan of your municipality. In addition, the aesthetic committee assesses whether the garage fits into the street in terms of material, shape and colour. A correct drawing covers all these aspects.
In the rear-garden area, an exception applies for relatively small outbuildings. A garage can be placed permit-free under strict conditions, but in practice these conditions are quickly exceeded with standard dimensions for a car. What does a garage construction drawing cost?
A garage construction drawing is available from €400. The final price depends on the size, the extent to which the garage has its own or a shared roof structure and whether additional spaces such as storage or a hobby space are included. A simple free-standing garage with a flat roof can be drawn faster than a garage with a gabled roof that matches the style of the home.

Difference with carport, shed and storage
A garage is an enclosed building with walls and a door, designed for parking a car and usually for additional use as storage or a workspace. A carport is an open canopy that only offers protection from rain and sun and therefore does not form full storage space. A shed or storage is intended for storing bikes, garden tools or household goods and is usually smaller and simpler in construction.
The choice between these options depends on budget, use and available space. A garage is the most expensive but most versatile option. In some municipalities a free-standing garage is on equal footing with storage in terms of the zoning plan, in other cases a separate category applies.
