When do you need a shed construction drawing?
A shed or outbuilding is a practical expansion for many homeowners: storage for garden tools, a workspace for DIY projects or a hobby space outside the house. Although small sheds can be placed permit-free under strict conditions, the municipality requires an environmental permit for larger dimensions or visibility from the public road. A construction drawing shows how the shed fits on the plot and with the home.
Common situations where a shed drawing is needed:
- A free-standing shed or garden house in the rear garden.
- A shed with a hobby space or man cave that is also usable in winter.
- An extension to an existing shed for extra storage or a bicycle shelter.
- Replacement of an outdated shed with a new, better insulated version.
What does a shed construction drawing include?
A complete shed construction drawing consists of a floor plan, facade views of all sides, a cross-section and a site plan. The floor plan shows the layout, the position of doors and windows and any zoning for storage or a workspace. Facade views show the height and material choice, because the aesthetic committee assesses facades.
A cross-section shows the structure: foundation, walls, roof structure and, where applicable, the insulation package for heated variants. The site plan shows the shed on the plot with distances to the property boundary, the home and existing planting or paving. For an extension to an existing shed, the connection between old and new is worked out as a detail.
Permits and permit-free building
A shed in the rear garden can be placed permit-free if it falls within the rules of the Buildings (Living Environment) Decree: maximum surface area, height and distance to the property boundary. The rear garden does not cover the entire garden: for many homes, mainly the part behind the home applies. For sheds in the side garden, or sheds that fall outside these rules, an environmental permit is required.
Your municipality's zoning plan also plays a role. Some zoning plans have additional restrictions on the surface area of outbuildings or set requirements for material and colour. Always check this in advance via the Environment Desk, especially if you want to place a larger shed or are considering an unusual shape or material choice.
What does a shed construction drawing cost?
A shed construction drawing is available from €400. The final price depends on the size and complexity of the design, the use of materials and the wish to use the shed as a heated hobby space or workspace. A simple storage shed can be drawn faster than an insulated outbuilding with installations.
For a hobby space with heating and electricity, installation advice is involved in addition to the construction drawing work. We take care of the drawing work; for installations we work, where necessary, together with the contractor or installer you engage.
Difference between a shed, storage and garden house
In the regulations, the terms shed, storage and garden house are used interchangeably for 'outbuildings'. In practice, the use does differ. A storage is usually small and intended for storing bikes or garden tools. A garden house is a leisure space with more comfort, sometimes with a covered terrace. A shed sits in between and is more functionally furnished, for example as a workspace or man cave.
Which term you choose makes little difference for the regulations; the municipality and zoning plan look at surface area, height and function. A good drawing with the right dimensions prevents a simple outbuilding from running into aesthetic requirements after all.
