When do you need a sales floor plan?
A sales floor plan is a styled floor plan that shows buyers at a glance how a home or business property is laid out. Estate agents and property developers use sales floor plans in brochures, on property platforms, on their own website and during viewings. A professional sales floor plan increases the appeal of a listing and gives potential buyers the confidence to schedule a viewing or consider an offer.
Common situations in which a sales floor plan is valuable:
- Existing homes on Funda with a complex or unusual layout.
- New-build projects where buyers want to get an idea of the layout even before completion.
- Business space or office with several zones, meeting rooms and pantries.
- Sales brochures for villas or luxury apartments where layout and appearance go hand in hand.
What does a sales floor plan contain?
A complete sales floor plan shows, per floor, the layout to scale, with room dimensions, the position of doors and windows and a symbolic representation of the kitchen, bathroom and toilet fittings. Special features such as a roof terrace, balcony, internal garage or storage are clearly marked. A north arrow and scale indication give buyers a reference point for estimating distances and the incidence of light.
The graphic design is tailored to the appearance of the estate agent or the project: subtle colour areas, legible typography and consistent symbols. The drawing is delivered in PDF and JPG so that it is suitable for brochures, property platforms, social media and print.
NEN 2580 and usable floor area
For estate agents, NEN 2580 is leading in determining the usable floor area of a home. A sales floor plan can optionally show surface areas per room according to this standard. In this way, the drawing aligns with the official usable floor area stated in the Funda listing or brochure, and the risk of conflicting square metres between drawing and listing is eliminated.
We prepare sales floor plans based on existing construction drawings, a survey or photos with dimensions. With property developers we often work on the basis of the architect's design and align with the house style of the marketing campaign. For existing homes, a survey or construction file is sufficient.
What does a sales floor plan cost?
A sales floor plan is available from €200. The final price depends on the number of floors, the complexity of the layout and whether we can build on existing drawings. For property developers with multiple homes or types, there are often economies of scale, because much of the work can be reused across types.
For more upmarket brochures or projects where the presentation is central, we can deliver, in addition to the 2D floor plan, a 3D visualisation or cutaway drawing. These are separate products with their own pricing based on the desired level of detail.
Difference from Funda and rental floor plans
A sales floor plan is more broadly applicable than a Funda floor plan: it is used for brochures, agent presentations and social media and is therefore not strictly tailored to the Funda guidelines. A rental floor plan is similar in setup to a sales floor plan, but for business space often uses NEN 2580 for lettable floor area (VVO) instead of usable floor area.
