When do you need a rental floor plan?
A rental floor plan is a scale floor plan of a home, office or business space, prepared to give tenants a clear picture of the layout and dimensions at a glance. Landlords, investors and property managers use rental floor plans in online listings, in rental contracts and during viewings. A clear floor plan leads to faster rental, fewer questions during viewings and fewer disputes about what the tenant can expect.
Common situations in which a rental floor plan is valuable:
- Renting out a home or apartment in the free-market sector via Pararius, Funda or your own platform.
- Renting out office or business space where the lettable floor area determines the rent.
- Property portfolios in which several objects are presented consistently.
- Short-term rental or expat rental where tenants cannot always view the property.
What does a rental floor plan contain?
A complete rental floor plan shows, per floor, the layout to scale, with dimensions per room or zone. For homes, rooms are marked by function (bedroom, bathroom, living room); for business space, these are zones such as office floor, meeting room, pantry or warehouse. Doors and windows are shown symbolically, a north arrow and scale indication complete the picture.
For business space we often add a NEN 2580 measurement schedule with the lettable floor area (VVO). For homes we can show the usable floor area per room. Special features such as a roof terrace, bicycle storage or parking space are clearly stated.
NEN 2580 and lettable floor area for business space
When renting out business space, the lettable floor area (VVO) according to NEN 2580 forms the basis for the rent. This standard unambiguously sets out which spaces count and which do not. For landlords and tenants, a correct lettable floor area is decisive in the negotiation, because the rent is settled per square metre on that basis. A rental floor plan with a lettable floor area schedule prevents later disputes about the actual lettable square metres.
For residential rental, the usable floor area (GO) is more common. We match the measurement method used to the type of object and the landlord's wishes during the intake. We make rental floor plans based on existing construction drawings, our own survey or photos with dimensions.
What does a rental floor plan cost?
A rental floor plan is available from €200. The final price depends on the number of floors, the complexity of the object and the extent to which we can build on existing drawings. For property managers with multiple objects, there are volume discounts or fixed rates depending on volume.

Difference from sales and Funda floor plans
A rental floor plan looks graphically like a sales floor plan, but differs on one important point: for business space, the emphasis is on lettable floor area (VVO) according to NEN 2580 instead of usable floor area. For residential rental the difference is smaller and the same basis can be used as for a sales or Funda floor plan.
